I am pleasantly amused by the feedback people provide when walking through the house, especially the comment at the top of the stairs:
"Wow, it is big up here.", "Hmmm...this should have been the master bedroom.", "I'd make this a game room. My pooltable would fit nicely up here."
A year ago, after running through five, seven, ten layouts with my architect, I was concerned I would be able to create any usable space upstairs. With this in mind, I have always thought the master suite downstairs would be the gem of the project: an expansive bedroom, a large walk-in closet, and a generous, high-end bathroom. Add in a gas fireplace and ten foot ceilings...nice.
However, once the structural framing was complete, you could see that the upstairs was suprisingly roomy. I changed the planned layout to allow for a loft-style space, still in keeping with Soulard houses that utilize all of the livable space available. I added another window and removed partition walls allowing one to see out three different directions and receive natural lighting. And this is beginning to pay dividends. People are projecting their home ideas into my house space. It seems to provide enough structure for my plans but also allow others to imagine it as they would wish.
Today, I walked a recent caller through the house. He is a small business owner and enamored by all that Soulard has to offer - much as I have been through the past year. He, however, can afford to purchase and live down here. Lifestyle changes have inspired him to paint again and from his iPhone pics, he has a nice touch with portraits. He would like to have a house in Soulard but also wishes to have a studio space. The likely warehouse spaces are proving to be a half a million dollars or more and would still require some build-out to create a home within their walls.
Enter in 1837 So. 10th. A great home downstairs and what appears to be a great studio space upstairs.
We will see. There is much that would have to happen to pre-sale this house. First off, my new contact needs to be pre-approved for a loan. Next, I will need to atleast put in the last two windows.
